Common Questions

Buying Land Here, Answered Plainly

Is there land available to buy for homes near Red Lodge, MT?

Yes. East Bench Overlook has build-ready residential homesites available now, eight minutes from downtown Red Lodge. Three of the five Phase 1 lots are currently available, with two more coming soon.

Are these lots build-ready?

Yes. Every lot comes with a recorded plat (Plat No. 2557, Carbon County, November 2025), grid power installed and paid, a private gravel road with engineered bridges, a DNRC-authorized domestic well NOI, a DEQ-approved septic design, and an approved building envelope. From closing, a buyer can go straight to a standard Carbon County building permit.

Do the lots have water?

Each lot includes a DNRC authorization for a domestic well (a Notice of Intent for domestic use). The buyer drills the well; the authorization to do so conveys with the lot. Formal sustained-yield testing for the area is underway.

Do the lots have power and septic?

Grid power from Beartooth Electric is installed and paid at the subdivision level; buyers arrange their own transformer and meter. Each lot has a DEQ-approved septic design with designated drainfield areas; the buyer installs the system during their build. (System types vary by lot; see each lot page.)

How far is East Bench Overlook from downtown Red Lodge and the ski mountain?

Downtown Red Lodge is eight minutes away. Red Lodge Mountain, with 1,635 skiable acres and 2,400 feet of vertical, is about 15 minutes. Billings Logan International Airport is 65 miles, roughly an hour's drive.

Are there covenants? Can I have horses or rent my home short-term?

Light covenants protect the character of the bench: single-family residential use, a 1,200 square foot minimum dwelling, earth-tone exteriors, and no further subdivision. Horses and livestock are permitted on lots of five or more acres, which includes every lot here. Short-term rentals are allowed subject to Carbon County regulations. There is no HOA, no dues, and no design-review board.
